We offer a full range of options to manage your rental
property in San Diego. We specialize in single family
homes, Condominiums and  apartments in San Diego.

The Property Management Fees are automatically
deducted when rents are received. However if your
property is vacant there will be no fee. The property
management fee is 10% of the collected rent. There is a
one time set up fee which is used to do a complete
visual physical inspection of the inside and outside of
the property. The owner will receive a copy of the report
and pictures and we receive a copy as well.

If you wish we make the
mortgage payment, taxes,
insurance, HOA fees if applicable and any other bill you
wish. Simply provide us with the payment information
and your payment will be made automatically at no cost  
to you.

Every month you will receive a
monthly statement
explaining all transactions in detail and an account
balance free to you. We send out a statement every
month to all owners along with a copy of every bill that
has been paid on their behalf. Also, once a year you
receive a statement you can take to your accountant for
tax purposes. The owners are paid on the 22nd to the
24th of every month

To market your property, we publish ads in the Union
Tribune which is  San Diego’s largest metropolitan
newspaper , The San Diego Union's website and on our
own websites free to you along with military website, the
San Diego Multiple Listing Service, San Diego's
Craigslist and on any other publication the owner and
our company agree to publish on, in addition to the
signs on the property for your benefit. The owner pays
for the ads.

To ensure that your property is well taken care of,  we
conduct
Visual Inspections of your property every six
months.

We
screen prospective tenants and always look to
have a good relationship with our tenants. We do a
three bureau report. We check with landlords for
references and verify employment.

Rent is due on the 1st of each month and is late if
received after the 5th. Late notices are posted on the
tenants door and mailed to their address and their
removal is started if the tenant does not make
arrangements to pay the rent.

For your protection
security deposits are required at
the time a lease is signed, pets require an additional pet
deposit if the owner approves of the pet. All security
deposits are deposited in our trust account as required
by the state of California. After the move out inspection if
any damage has been done the appropriate amount is
deducted to cover any repairs.

An eight page lease: This lease is the product of years
of effort put into solving the myriad of problems that
come with renting. You will see it covers many items,
including rent due dates, deposits, refund policies, pets,
etc. This lease is regularly updated.

Additional forms are used depending on the tenant and
the best way to protect the owner.

File cover sheet with the list of items covered int the
leasing of a property is kept in our files. A copy of ID,
Full information History, job and landlord confirmation,
plus the government required lead based paint
disclosure, earthquake and water heater strapping
forms. This is the needed paper trail to protect you!

General information: for three generation our business
has been built on personal relationships with owners
and tenants. Our business is built upon solid reliability
and consistent efforts.

our owners and tenants. It is our goal to keep only a

real contact with each person and provide the same
