What is excessive wear and Tear?
Wear and tear would not apply if the tenant intentionally or

date photos and each home, inside and outside, in addition to our

Financial Questions and Answers
Question: Are there different fees depending on the level of service you provide?
Answer: Yes
Question: Please itemized every possible fee your services require. Is there a fee for credit check(does the tenant
pay for that), is there a fee when repairs need to be done, every time you need to find a new tenant, an upfront in
initial fee, etc..?
Answer: There is a one time set up fee of $150.00, The owner pays for advertising, the property(initially and when
the property is vacant), Every six month there is a home inspection, we pay $35.00 and the owner pays $35.00 we
both receive a report along with pictures, the credit check is paid by the prospective tenant, The owner pays for
repairs on the property, if the estgimated repair is over $1000.00 then there is a 10% fee to supervise the work
being done.
Question: What security deposit do you recommend? Security deposit, plus last month’s rent, or just security
deposit?
Answer: Just the security deposit
Question: What do you typically use the security deposit for when a tenant moves out?
Answer: The security deposits are used if the tenant damages the property than it is used to return the property to
its original condition before the tenant moved in, any money left is returned to the tenant along with a copy of receipt
for repairs completed.
Question: How do money transactions take place between the tenant and you and between you and the
homeowner? Account managed by you or us?
Answer: The tenants always pay our company via check or money order only for deposit to our trust account. Our
bookkeeper will then turn around and issue the owner a check out of the trust account and a statement. All of the
account are managed by our company or if the owner wishes we pay the mortgage and insurance or HOA if
applicable. Or we can send the owner their payment directly to their bank account.
Question: What if a tenant leaves, do we pay a fee to find another tenant?
Answer: Yes, the owner pays for the ads when the tenants move out at the end of their lease. However if the
tenants moves out before the lease then the tenant is billed for the ads we published to replace them in their lease
and allow us to show the property to find a new tenant.
Question: What rent do you recommend for my home? How high can we go?
Answer: We would recommend what the current market will bear. However if the owner has a specific amount
desired than we rent the property for that amount as long as the owner is aware of what the true market rent is and
that it may take longer to find a tenant due the higher rent price.

Answer: Yes, every month the owners receive a detail statement along with a copy of any bill paid for the owner i.e.

Question: Do you handle evictions, how do you handle that, how many have you had?
Answer: We give the tenants specific deadlines to pay rent and if those deadlines are not met and if we consider
that an eviction is necessary then we contact specialized attorneys that only handle evictions. The owner is
responsible for the fees to pay for the attorneys fees. We have had only two evictions and due to the fact that we
acquire the management of the property and the owner had chosen the tenant.

Question: Do you use tenant screening services so we can understand a tenant’s pay history and if they've been
subject to lawsuits?

Answer: Yes, we do a three bureau credit report, we check with former landlords current employers and references
before we decided if the prospective tenant will be accepted to rent from our company.
Question: What is the average length of time for filling a vacancy?
Answer: The length of vacancy will vary depending on the type of property and the area of town. The lower the
rental price the lower the length the vacancy. Although that is always minimized since we advertise before the
current tenant will move and prospective tenants can view the property before the current tenant moves out. Usually
the property will be rented before the tenant leaves.
Question: How quickly do you estimate my property will be rented out?
Answer: The time before a property is rented depends on many factors for instance if the property is vacant and it is
more accessible to prospective tenants for viewing than if it is occupied.
Question: How do you market the properties, how will you market my home? Are we charged additional fees for this?
